The housing market is probably one of the most interesting for many years and it has never been so important to choose the right estate agent to sell your home.
Christopher Batten is an established company of estate agents which celebrates 30 years of business in 2016. Since its founding in 1986, Christopher Batten has become a leading brand in the market place, and one of the most respected agents in the area. A high proportion of our instructions result from personal recommendations.
Our register offers a wide cross-section of properties ranging from small flats, through family homes and town houses to luxury properties. We deal with a large proportion of country homes, from terraced cottages to large residences, often with an equestrian element.
We are preferred agents for both McCarthy & Stone and Churchill Retirement Living, dealing with the retirement property market in the Wimborne district.
Our property particulars include full colour brochures with CAD-drawn bespoke floor plans and professional photography, offering the best presentation possible for your property.
For peace of mind, we are fully regulated by the Property Ombudsman Scheme and we are members of the National Association of Estate Agents, as well as the Bournemouth and District Associations.
Accurate valuations are vital and we will prepare a detailed pricing guide of your property, backed up by comprehensive valuation information.
Our offices on a prominent corner site, at the junctions of Park Lane and East Street, include high quality, large format, LED-lit window displays.
We realise that you have a choice of estate agents to use, and we would like you to consider our services because…
We strongly believe that we are the best choice of agent in our area.
Christopher Batten is primarily a residential sales agency, dealing with property sales only, but we have close links with both Harker & Bullman (Mulberry House, 2 Park Lane, Wimborne, Dorset, BH21 1LD, tel. 01202 889088) and Dorset Lettings (4-5 East Street, Wimborne, Dorset, BH21 1DS, tel. 01202 842248.)
EPCs are needed whenever a property is built, sold or let. If you are selling your home, you must order an EPC before marketing your property. The EPC was originally a part of the Home Information Pack (HIP), and is the only part which remains.
We are able to organise an Energy Performance Certificate for you, at a cost of £55.
The EPC contains an Energy Efficiency Rating, which is one of seven bandings, from A-G. There is no pass or fail. The graph shows the energy efficiency of your home. The higher the rating, the lower your fuel bills are likely to be.
The EPC also shows a Potential Rating, which would be the rating after recommended improvements had been carried out.
The average Energy Efficiency Rating for a dwelling in England and Wales is Band D.
Ways to make your home more efficient are:
We are happy to recommend you impartial, independent mortgage advisors who will search the entire market to find the mortgage which best suits your needs and budget.
Christopher Batten recommends independent mortgage specialists who provide advice on all types of funding requirements for residential homes. Our experienced, knowledgeable advisors will spend time with you, to make the most of funding arrangements available across the whole market.
Advice will include residential mortgages for owner/occupiers, funding for second homes, investment loans including buy-to-let and let-to-buy.
Christopher Batten are happy to be instructed on a Sole Agency basis. We are also happy to work on a Joint Agency – when you choose to instruct two agents to market your property at the same time, and the commission is shared between the 2 agents.
If you are not happy with your existing agent’s performance, and would like to benefit from our extensive experience and service, we would like to talk to you. Let us know in plenty of time before your current contract ends, so that we can prepare our marketing material and organise a schedule for you in advance.
