Built for the previous owners in 1962 and occupied by our clients since 2010, Horton Heights extends to over 4400ft² and incorporates a superb indoor swimming pool and leisure complex.

Built, with brick and colour-washed rendered elevations and with partial cladding, under a modern tiled roof, Horton Heights has undergone re-modelling and refurbishment, and is presented in excellent condition. It is connected to mains electricity and water and has an oil fired heating system. A new biological sewage treatment system was fitted in August 2013. New boilers for the house and swimming pool were fitted in 2016 and 2015 respectively. A burglar alarm was fitted in 2011 and there is a CCTV security system in operation, and 16 solar panels.

Horton Heights is situated away from the main Horton Road, off the lane which runs between Horton village and the hamlet of Chalbury, close to the iconic Horton Tower folly, about 6 miles north of the market town of Wimborne Minster and about 20 minutes’ drive from the Bournemouth/Poole conurbation. The nearby village of Furzehill has a post office/shop, and there are First Schools in Gaunts Common and Witchampton. The wider area is well served with state and independent schools including Dumpton, Castle Court and Canford.

An enclosed entrance porch with an arched door and full height glass screens leads to an attractive reception hall with a wide oak boarded floor and a boiler cupboard (housing a floor-standing oil fired heating boiler.) There is a cloakroom and a small study.

The superb, dual aspect drawing room has impressive oak panelling, a full height feature fireplace (with wood burning stove on a slate hearth,) a wide oak boarded floor, bifold doors to the rear garden, and casement doors to a private garden in front of the pool complex.

A particular feature of the ground floor is a magnificent kitchen/family/dining room with sliding and double doors to the large entertaining terrace overlooking the main garden and a smaller terrace to side. A full height window provides a lovely outlook over the adjacent fields. There is ample space for furniture in the family and dining areas. Re-modelled in 2010/11 and fitted by Country Image of Blandford, the kitchen has an excellent range of quartz work surfaces, a comprehensive range of 2-tone units, a full height integrated larder and a large island/breakfast bar with 3 curved panels. Built-in appliances include a Neff double fan oven, a 4-plate touch-control ceramic hob, an extractor and a dishwasher. Throughout this area there is quality Karndean flooring, and there is an electric awning over the main terrace.

A rear lobby with Karndean flooring, a coat cupboard and a door to outside leads to a laundry room with a sink, modern work surfaces, cupboards and space for white goods.

From the dining area there is access to a spacious double guest bedroom with an en suite shower room (with a good sized shower cubicle.)

From the drawing room, a pair of sliding doors lead to a leisure room with full height windows and sliding doors to a private garden. Sliding doors lead to the indoor brick built swimming pool complex which has a timber clad gabled ceiling with exposed A-frame timbers, full height windows, sliding doors to outside and a fitted hot tub.

The mosaic tiled concrete pool measures 28’7” x 14’9” and has an automatic roller cover and a mosaic tiled surround. There is a fully tiled wet room, and a plant room housing the hot water cylinder, pump and sand filter. There is an external Worcester Bosch oil fired boiler.

From the reception hall, a staircase leads to a long first floor landing with a partly timber clad ceiling.

The large master bedroom has an excellent range of fitted furniture, a dressing area with 8 full height wardrobes, a superb view over the gardens and a fully tiled, luxury en suite shower room.

The impressive second bedroom has an en suite shower room, and sliding doors to a superb sun terrace with chrome and glass balustrading providing an outstanding view over the adjacent farmland and Horton Tower.

Bedroom 3 has an excellent range of furniture incorporating a wash basin. Bedroom 4 is a spacious single room with a wardrobe, and bedroom 5 is currently used as a study. The fully tiled family bathroom is well presented.

From the private lane off the village road, a block paved slipway and wrought iron electric gates (on brick piers with automatic security lights) lead to a long, private driveway flanked by a large expanse of lawn and trees including oak, copper beech, birch, sycamore and maple.

Near the house there is a further lawn (with several fruit trees) and a large, block paved courtyard providing space to park boats, caravans etc. There is a spacious garage with an electric up-and-over door and an adjacent shed.

To the front of the house there is a private garden with ivy-covered walling leading to a walled circular garden with a paved surround, directly outside the pool complex.

The main garden area is arranged as a large, gently sloping lawn and offers complete privacy. Throughout the garden, trees include horse chestnut, birch, sycamore and beech, and the boundaries are largely of conifer and laurel and there is a greenhouse. There are two sheds near the main entertaining terrace. A paved pathway leads through a pergola to another terrace. There is a mixed hedge boundary adjoining open farmland, and access can be gained on all sides of the house.

DIRECTIONS: From Wimborne, proceed north on the B3078 towards Cranborne for approximately 5 miles. Turn right at the Horton Inn, and, on entering the village of Horton, turn right, signposted to Chalbury. Proceed through an S-bend and up Chalbury Hill. Horton Heights can be found off the third private driveway on the left hand side, half way up the hill.
