A Grade II Listed 4 bedroom detached thatched cottage set in delightful cottage gardens of approximately half an acre with views of Horton Tower, in this delightful rural location directly opposite Holt Wood. NO FORWARD CHAIN.

Dating back to the 17th century, Bakers Cottage retains immense charm, with character features including exposed beams and timbers and an inglenook fireplace. There is a late Victorian side extension, and, in 2016, the property underwent a rear extension which greatly enhances the living space. The ridge of the water reed thatched roof was replaced in 2014, and the deceptively spacious accommodation has been renovated to a high standard throughout.

The cottage is connected to mains electricity and water and has private drainage, and double glazed windows with hardwood frames. The ground floor has limestone flagstones, with electric under floor heating to the sitting room and ground floor bathroom. There is a wood burning stove in the dining room, and a solid fuel Rayburn.

Bakers Cottage is directly opposite Holt Wood and close to Holt Forest and Queens Copse, where there are many scenic walks. Holtwood is a small hamlet close to the village of Holt and about 5 miles from the market town of Wimborne Minster which offers a wide range of amenities. The coastal towns of Poole and Bournemouth, both of which have mainline rail links to London Waterloo, are easily accessible by road. There is also easy access to the A31 and M27 for Southampton and London.

The area is well served by state and private schools including St James First School in Gaunts Common, St Michaels in Colehill, Queen Elizabeth’s in Wimborne, Dumpton near Furzehill and Canford in Canford Magna.

A gabled entrance porch leads to the dining room which has a feature inglenook fireplace with an inset wood burning stove, and charming exposed beams and timbers. A walkway leads to the kitchen/breakfast room which features custom-made, hand-painted units, solid oak worktops, a solid fuel Rayburn range (which also provides hot water for the kitchen and bathroom), Baumatic gas hob (supplied by bottled gas), Baumatic electric oven, space and plumbing for washing machine and upright fridge-freezer, Belfast sink, larder cupboard and dresser unit.

There is a rear hallway with a door to the garden. The recently fitted family bath/shower room has a walk-in shower, a freestanding cast iron rolltop bath, a wash basin in a vanity unit, and conservation rooflights.

The contemporary style, dual aspect sitting room features bifolding oak doors to the rear garden.

An open plan staircase leads to the first floor. The master bedroom has a sloping ceiling, an eaves storage cupboard, an airing cupboard (containing a pressurised hot water cylinder with electric immersion heater), and an en suite shower room (with walk-in shower, WC and wash basin.)

From the dining room, a second staircase leads to the first floor in the main cottage. Bedroom 2 has an airing cupboard with a hot water cylinder, and both bedrooms 3 and 4 have built-in cupboards.

The cottage fronts directly onto the lane and has a mixed hedge boundary with a pedestrian gate and footpath to the front door. The front garden is arranged in typical cottage style with lawns, flower beds and herbaceous borders.

A driveway extends to a large gravelled parking area at the side of the property.

The large rear garden is predominantly lawned, and there is a small orchard/paddock with a chestnut cleaved fence. There are views of Horton Tower, a kitchen garden area (with raised beds and a soft fruit cage) a paved seating area, a well, fruit trees, climbing roses and a raised children’s play area. To the side of the cottage there is a range of timber sheds and outbuildings.

DIRECTIONS: From Wimborne, proceed north on the B3078 towards Cranborne, turning right at Furzehill. Proceed past The Stocks Inn on the left. At Pig Oak, turn left and proceed through the village of Gaunts Common. At the top of the hill, turn right, signposted to Holtwood. After about half a mile, just past the Methodist Chapel, Bakers Cottage can be found on the left hand side.

EPC RATING: Exempt due to Grade II Listing.
