Peppercorn Cottage is believed to date back to 1641 and formed part of the Gaunts Estate. It has later Victorian extensions. The combed wheat reed thatch was re-coated in 2004 by Nick Farwell, Master Thatcher, and the ridge was replaced in 2015. The exterior walls have white-washed brickwork with exposed timbers.
Records show that the property was bought by the Cornick family in September 1925 for the princely sum of £75. Our client, who has been in residence since 1986, added a further extension in 1998. The property has been well maintained and has a wealth of exposed beams and timbers, an inglenook fireplace, and its original ladder staircase.
This delightful property is situated between the villages of Holt, which has a pub, The Old Inn, and Furzehill, which has a post office/shop and pub, The Stocks Inn. Wimborne Minster, which offers a wide range of amenities, is approximately 3 miles away.
A covered entrance porch and front door open into a charming sitting/dining room which has an inglenook fireplace (with an oil fired cast iron stove,) beams and timbers, and the original ladder staircase leading to the first floor. The dining area has alcoves. The kitchen comprises cupboards, worktops and appliance space, and a separate utility room has a quarry tiled floor, space and plumbing for washing machine and dishwasher, freezer space, and abraced-and-ledged rear door to the garden.
A hallway has a study area and a conventional staircase (with high vaulted ceiling and exposed timbers.) A rear lobby leads to a bathroom with a panelled bath (with shower over,) WC and wash basin. An additional rear sitting room has doors to the cottage gardens.
On the first floor, the landing area houses a cupboard containing a pressurised hot water vessel. Bedroom 2 is spacious and has built-in wardrobes. There is a further hallway and study area with fitted book shelves and access to a large loft space. The shower room has a corner shower cubicle, wash basin and WC. Bedroom 1 has built-in wardrobes, and there is a door to the rear landing which is accessed via the original ladder staircase. The third bedroom has a high vaulted ceiling and built-in wardrobes.
Connected to mains electricity and water, the cottage has private drainage, a modern electric radiator heating system and a security alarm system.
Peppercorn Cottage is accessed from the lane via a 5-bar gate leading to a gravel driveway. There is a timber garge/workshop, with an oil storage tank to the rear.
The gardens have been well maintained and are beautifully stocked with a variety of plants and shrubs including arbutus and eucryphia trees. A shaped lawn is interspersed with flower and shrub beds, and there is a delightful ornamental fishpond and rockery. To the rear of the house there is a brick built outbuilding. The property adjoins open countryside and enjoys a large degree of privacy.
